A four-point inspection is a high-level overview of a home that evaluates the condition of the electrical, plumbing, and HVAC systems and the roof, and it can be done as a stand alone inspection or in conjunction with other inspections. Performed by our licensed inspector, this assessment is done to affirm that these four main home components are in good working order, giving your insurance company insights into any potential risks they may incur.
Insurance companies require a four-point inspection report when a home is older than 40 years or rental property is older than 30 years as part of the underwriting process in order to determine whether they will provide coverage or not. Even if your home is not that old, your insurance company may still required a four-point inspection.
Any time homeowners update or replace electrical components, HVAC systems including appliances such as washers and water heaters, roofing, an updated four-point inspection should be sent to your insurance company to receive any and all possible additional discounts from the changes.
